A fine home generates a steady, unglamorous stream of decisions. Delegating a single task is easy. Delegating the whole stream is what changes how the house feels to own.
One number instead of nineteen
The roofer, the arborist, the alarm company, the appliance technician, the town inspector. A household desk holds every one of those relationships so you hold none of them.

The relationship works when we are permitted to make ordinary decisions on your behalf and bring you only the ones that matter.

A single urgent repair
If one thing is broken today, a good contractor will serve you better and cost less. We are an ongoing relationship, not a call-out service.
Rental or investment property administration
Tenant placement, leases, and rent collection are property management. That is a different profession and we will happily refer you.
Emergency response
We are not a twenty-four-hour dispatch line. Emergencies go to the appropriate emergency service first; we take over the following morning.
Lowest-cost coordination
We do not compete on price with hourly task services. What we offer is continuity, judgment, and accountability.
A home you intend to sell shortly
Staging and turnover have their own specialists. The return on a household desk is measured in years of quiet prevention, not a single transaction.

A household desk is not a subscription you forget about. It is a working relationship, and like any relationship it asks for a small amount of trust up front in exchange for a great deal returned over time.
One onboarding conversation and a walkthrough
Roughly two hours at the outset. Everything documented then is maintained by us thereafter.
Access to the property
An agreed method of entry so work can proceed when you are not home. This is where most of the value is created.
Decisions when they are genuinely yours
Scope, spend above an agreed threshold, and matters of taste. Everything else we simply handle.
